Tarrytown, Westlake Hills, and Bryker Woods Real Estate Market Update: August 2026

Citywide numbers get most of the headlines, but they do not tell you much about Tarrytown, Westlake Hills, Rosedale, or Bryker Woods real estate. Here is what the Central Austin luxury market actually looks like right now. The city of Austin's median sold price was $603,750 in July, down slightly year over year, with more than half of active listings carrying a price cut. That is the citywide backdrop. The close-in Austin real estate market is not following the same script.

In 78703, which covers Tarrytown, Clarksville, Old Enfield, Pemberton Heights, and Bryker Woods, the trailing twelve-month median sale price is $1.61 million, with sales ranging from $680,000 to $7.42 million. There were 142 sales in that window and 42 active listings at last count, which puts supply at roughly three and a half months. That is a tight inventory picture for Tarrytown homes for sale.

Westlake Hills and the surrounding Eanes ISD neighborhoods, Rollingwood, Rob Roy, Davenport Ranch, and Lost Creek, are running a similar median, above $1.64 million. At the top end, homes priced at $2 million and up across Tarrytown, Westlake Hills, Barton Creek, and the Lake Austin corridor are moving at a median of roughly 60 days on market. That segment trades on its own clock, largely independent of the citywide numbers.

Rosedale continues to draw buyers who want walkability and established tree canopy without the price point of Tarrytown proper. Demand there has held for the same reasons it always has.

What this means if you are selling in Central Austin: the close-in luxury market has not softened the way the broader city has. Correct pricing still moves a home quickly, and buyers in Tarrytown, Westlake Hills, and Bryker Woods are not waiting for concessions the way they might in outlying areas.

What this means if you are buying a home in Westlake Hills or Tarrytown: expect competition on well-positioned properties, and understand that school district lines, particularly Eanes ISD versus Austin ISD, can shift price by a meaningful margin on streets that sit right next to each other. Verify the boundary before you fall in love with the house.
